Party wall work in Lambeth
Lambeth runs from Georgian terraces in Kennington to big Victorian villas in Streatham and Tulse Hill, and long Victorian terraces in Brixton, Herne Hill and West Norwood. A lot of the larger houses have been split into flats, and a lot of streets sit in conservation areas.
The work we see most is rear and L-shaped dormers, mansard roof extensions where planners prefer them, side-return extensions, and alterations inside converted houses, where the floor between flats is a party structure in its own right.

Local things that affect party wall work
- Conservation areas. A large part of the borough is in conservation areas. Planning can steer the design, for example towards a mansard rather than a dormer, but the party wall process is the same either way.
- Basements in Clapham. Larger houses on the Clapham side see basement digs, which need section 6 notices and detailed awards with monitoring.
- The council's role. Lambeth Council handles planning and building control. Party wall matters are settled between owners under the Act.
Questions people ask
Does a mansard roof extension need a party wall notice?
Usually, yes. A mansard normally raises the party walls on both sides, which is section 2 work needing two months' written notice to each neighbour.
I own a flat in a converted house in Brixton. Who do I serve notice on?
Every owner affected, which can include the other flat owners and the freeholder. We check the Land Registry titles before anything is served.
